TERMS & CONDITIONS.
The terms governing use of this website and the basis on which Finanze Strategy provides information and services.
These website terms apply to your use of finanzestrategy.com. Separate signed terms, engagement letters and fee agreements govern any service we agree to provide and take priority where they differ from these website terms.
1. ABOUT US
Finanze Strategy Ltd is registered in England and Wales under company number 14729259 and trades as Finanze Strategy. Our registered office is 124 City Road, London, EC1V 2NX.
2. ACCEPTANCE OF THESE TERMS
By accessing or using this website, you agree to comply with these terms. If you do not agree, you should not use the website.
You are responsible for ensuring that anyone who accesses the website through your connection is aware of and complies with these terms.
3. WEBSITE PURPOSE
The website provides general information about Finanze Strategy, property-investment strategies, opportunity assessment, sourcing, funding routes, publishing, books, editorial material and related activities. It is intended primarily for professional and experienced property investors and readers seeking general property-investment education.
Website content is not tailored advice and does not create a client, agency, fiduciary, advisory or contractual relationship.
4. NO PROFESSIONAL ADVICE
Nothing on the website constitutes financial, investment, mortgage, legal, tax, accounting, planning, valuation, surveying or other professional advice. You should obtain advice from appropriately qualified professionals before making decisions or committing capital.
5. CLIENT ENGAGEMENTS
We provide services only where we have agreed the scope, responsibilities, fees and other terms in writing. A website enquiry, call, discussion, opportunity review or introduction does not oblige us to act.
We may decline, suspend or end an enquiry or engagement where information is incomplete, due diligence is unsatisfactory, a conflict cannot be managed, the opportunity falls outside our criteria, or proceeding would be unlawful or inappropriate.
6. INFORMATION YOU PROVIDE
You are responsible for ensuring that information and documents supplied to us are accurate, complete and not misleading. You should promptly tell us about material changes.
We may rely on information provided by you, your representative, an introducer, agent, lender, broker, solicitor, valuer, surveyor or other professional unless there is a reason to question it.
7. DUE DILIGENCE AND VERIFICATION
We may request identity, ownership, source-of-funds, financial, property, company and transaction information. We may carry out checks using public records, verification providers and information supplied by third parties.
Our review does not replace independent legal, valuation, survey, planning, tax, accounting, funding or other due diligence.
8. PROPERTY OPPORTUNITIES
Availability, price, title, lease, planning, condition, rent, value, works, finance and exit assumptions may change. An opportunity may be withdrawn, sold, re-priced or found unsuitable at any time.
We do not guarantee that a property will be available, proceed to completion, meet a particular valuation, generate a projected return or achieve an intended exit.
9. ILLUSTRATIONS AND PROJECTIONS
Examples, calculations, values, costs, funding terms, yields, profits and timelines are illustrative unless expressly confirmed otherwise. They depend on assumptions and are not guarantees.
You should independently verify all material assumptions and consider sensitivity to changes in price, value, rent, works, interest, tax, time and exit.
10. FEES
Our fees are set out in the relevant written agreement. Fees may include purchase, performance or enhanced-performance elements where agreed. VAT and third-party costs are separate unless expressly stated.
Legal, valuation, finance, lender, broker, survey, planning, tax, insurance, works, holding, disposal and other transaction costs remain the responsibility of the relevant client or party.
11. INTRODUCTIONS AND CONNECTED BUSINESSES
We may introduce you to Finanze Property, Finanze Capital or independent third parties where appropriate. Each business or professional acts under its own terms and remains responsible for its own advice, services, fees, decisions and regulatory obligations.
Where a connected company, commission, referral arrangement or other conflict exists, it will be considered and disclosed where required. We may decline to act where a conflict cannot be managed fairly.
12. FUNDING
Funding information is indicative unless issued by the relevant lender or broker as a formal offer. Rates, leverage, fees, security, valuation requirements, conditions and availability are subject to underwriting and may change.
Finanze Strategy is not responsible for a lender’s, broker’s or valuer’s decision. Funding must not be treated as available until all relevant conditions are satisfied.
13. INTELLECTUAL PROPERTY
Original written content, publications, book extracts, cover artwork, diagrams, illustrations, calculations, templates, software, tools and other protected material made available through this website belong to Finanze Strategy Ltd, Finanze Group Ltd, the relevant author or their respective owners and licensors. Protection applies to the original expression and materials, not to generic property strategies, valuation concepts or publicly available information.
Where Finanze Strategy publishes or displays material under licence from an author or other rights holder, copyright and other intellectual property rights remain with that rights holder unless expressly stated otherwise. Publication or display does not transfer ownership or grant a general right to reproduce, adapt or republish the material.
FINANZE® is a registered trade mark of Finanze Group Ltd in the United Kingdom. Descriptive product names following FINANZE® identify the relevant Finanze product and are not presented as separately registered trade marks. References to products developed within Finanze do not claim exclusive ownership of the underlying generic property strategy.
You may view this website and print reasonable extracts for your own personal, non-commercial use. Any wider reproduction, adaptation, republication, white-labelling, distribution, resale or commercial exploitation of protected material requires the relevant rights holder’s prior written permission, except as permitted by law or an applicable licence. Copyright and attribution notices must not be removed or altered.
Nothing in these terms restricts lawful quotation, fair dealing or other applicable statutory exceptions. Ordinary search-engine and AI-search discovery, indexing and links to this website are not prohibited by this notice. This does not grant a general licence to reproduce substantial protected content, create competing copies of our materials or imply endorsement by Finanze.
Do not use our branding or materials to suggest an association, approval or commercial relationship that does not exist. Requests for permission should be submitted through our Contact page, identifying the material and proposed use.
14. ACCEPTABLE USE
You must not use the website unlawfully, fraudulently, to infringe rights, to transmit malicious code, to gain unauthorised access, to interfere with operation or security, or to collect data at scale without permission.
15. WEBSITE AVAILABILITY
We do not guarantee uninterrupted or error-free access. We may change, suspend or withdraw the website or any part of it without notice.
You are responsible for your own equipment, software, security, internet connection and backup arrangements.
16. THIRD-PARTY LINKS
Links to third-party websites are provided for convenience. We do not control or endorse those websites and are not responsible for their content, availability, privacy practices, products or services.
17. LIMITATION OF LIABILITY
Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for fraud or fraudulent misrepresentation.
Subject to that, we are not responsible for loss arising solely from reliance on general website information, third-party content, unavailable opportunities, changed assumptions, professional decisions made by third parties, or action taken without appropriate independent advice.
Any liability arising from a client engagement is governed by the applicable signed agreement.
18. PRIVACY AND COOKIES
Our Privacy Policy explains how we process personal data. Our Cookie Policy explains how cookies and similar technologies may be used.
19. COMPLAINTS
Concerns about our services should be raised through our Complaints Procedure. Eligible property-related complaints may be referred to The Property Ombudsman after our internal procedure has been followed.
20. CHANGES TO THESE TERMS
We may update these terms to reflect changes in law, guidance, services, systems or business practices. The current version will be published on this website.
21. GOVERNING LAW
These terms and any non-contractual dispute arising from use of the website are governed by the law of England and Wales. The courts of England and Wales will have jurisdiction, subject to any mandatory legal rights.
22. CONTACT
Questions about these terms should be submitted through our Contact page.
