WE FIND THE OPPORTUNITY. THEN WE TEST WHETHER IT WORKS.
Finanze Strategy acts on the investor’s side of the transaction. We help define the mandate, identify and assess suitable opportunities, negotiate where instructed and coordinate the route through finance, due diligence, exchange and completion.
Our work is not about sending more listings. It is about narrowing the market to opportunities that fit the investor, the strategy and the funding plan.

MORE THAN A PROPERTY INTRODUCTION.
When instructed to act as the buyer’s representative, our role can extend from the first acquisition brief through negotiation, professional coordination and completion. The scope is agreed with the investor and tailored to the transaction.
DEFINE THE MANDATE
Clarify budget, leverage, location, asset type, strategy, timescale, risk and target outcome.
IDENTIFY & FILTER
Review potential opportunities against the agreed strategy before presenting them to the investor.
NEGOTIATE THE PURCHASE
Develop the offer position, engage with selling parties and negotiate where the mandate includes representation.
COORDINATE THE ROUTE
Connect the buyer, agent, lender, valuer, solicitor and technical team around one execution plan.
ON-MARKET OR OFF-MARKET. THE TEST IS THE SAME.
We consider opportunities from public listings, agents, introducers, portfolio disposals, auctions and direct relationships. We do not publish the proprietary search methods used to identify on-market pricing and structural arbitrage.
What matters is whether the complete investment case stands up to commercial, legal, technical and funding scrutiny.
PRICING DISPARITY
The purchase price is tested against supported market, rental, block, split or development evidence.
TITLE & TENURE
We consider title structure, lease length, rights, restrictions and whether legal complexity may create or destroy value.
PLANNING & USE
Existing use, planning history, permitted development and conversion potential are assessed strategically.
CONDITION & WORKS
The works scope, delivery risk, contingency and likely impact on rent, value and exit are considered.
INCOME & DEMAND
Rent, tenant profile, vacancy, local demand, operating costs and management intensity are reviewed.
FUNDING & EXIT
The acquisition, works, holding period, refinance and fallback exit must be financially deliverable.
WHERE WE MAY FIND VALUE.
BELOW MARKET VALUE
Discounted acquisitions where the lower price is supported by credible market evidence and a commercial explanation.
TITLE SPLITS
Blocks or mixed-use assets where separate titles may create stronger aggregate value and exit flexibility.
LEASE EXTENSIONS
Short-lease property where a properly assessed extension may improve mortgageability and market value.
REFURBISHMENT & UPLIFT
Assets where targeted works may improve condition, rent, demand, refinance value or saleability.
COMMERCIAL & MIXED-USE
Income-producing or vacant assets where covenant, lease, use, vacancy or management may create opportunity.
MULTI-UNIT BLOCKS
Blocks requiring appraisal of planning, lawful use, tenancy, compliance, block value and unit-level exit options.
CONVERSION & CHANGE OF USE
Property where planning, permitted development or reconfiguration may create a stronger use and value.
PORTFOLIO ACQUISITIONS
Multiple assets assessed individually and collectively for income, compliance, concentration, valuation and funding.
FROM MANDATE TO COMPLETION.
01 / AGREE THE MANDATE
Define the target property, strategy, capital, leverage, location, timing and acceptable risk.
02 / IDENTIFY OPPORTUNITIES
Source and filter opportunities from relevant market channels against the investor brief.
03 / TEST THE CASE
Review pricing, comparable evidence, income, works, title, planning, finance and exit assumptions.
04 / BUILD THE OFFER
Use the available evidence and transaction context to support the proposed price and terms.
05 / PREPARE FINANCE
Package the borrower, asset, valuation, works and exit for the appropriate Finanze finance route.
06 / COORDINATE REVIEW
Support information flow between the investor, lawyers, valuers, accountants and technical advisers.
07 / SUPPORT PROGRESS
Help maintain momentum through valuation, legal enquiries, lender conditions and agreed milestones.
08 / COMPLETE
Complete the acquisition and move into the agreed hold, works, restructure, refinance or disposal plan.
WE SOURCE IT. OR YOU BRING IT.
WE SOURCE THE OPPORTUNITY
You appoint Finanze Strategy to work from an agreed acquisition mandate. We identify, filter and assess opportunities before presenting those that appear to fit.
Where instructed, we can also engage with the selling side, support the negotiation and coordinate the transaction route.
YOU BRING THE OPPORTUNITY
You submit an opportunity already found through an agent, auction, introducer, vendor or your own network.
We assess the strategy, value, funding and execution route before you decide whether to proceed.
OUR INTERESTS ARE ALIGNED WITH THE OUTCOME.
The fee summary below reflects the standard structure used where Finanze Strategy is appointed to provide property strategy consulting, transaction procurement and purchase negotiation. The signed fee agreement governs the final terms for each mandate.
NO UPFRONT CONSULTING FEE
No fee is charged for Property Strategy Consulting under the standard fee arrangement.
1% OF PURCHASE PRICE
Calculated on the purchase price agreed with the vendor for each procured property.
10% OF VERIFIED UPLIFT
Calculated from the difference between the purchase price and the verified OMV or, where relevant and higher, Title Split Value or Lease Extension Value.
10% OF NET WORKS-CREATED UPLIFT
Calculated as GDV less OMV and verified refurbishment costs where the completed works create additional value.
OMV, Title Split Value, Lease Extension Value and GDV are supported by a RICS Red Book valuation obtained at the buyer’s expense on behalf of Finanze Strategy and/or the lender. VAT is charged in addition. The Purchase Fee and standard Performance Fee are invoiced on completion. The Enhanced Performance Fee is invoiced when completed works are notified, with invoices payable within 14 days.
HOW THE FEES MAY BE CALCULATED.
The two cards below show one continuous title-split and refurbishment transaction.

This is not net investor profit. It excludes VAT on fees, stamp duty, legal and valuation costs, finance costs, holding costs, tax, disposal costs and any other transaction-specific expenditure.
