This page sets out the legal identity, memberships, service boundaries and referral arrangements relevant to Finanze Strategy. It should be read with our Terms & Conditions, Privacy Policy, Complaints Procedure and Website Disclaimer.

Finanze Strategy Ltd is a wholly owned subsidiary of Finanze Group Ltd.

2. OUR SERVICES

Finanze Strategy provides property-investment strategy, sourcing, opportunity assessment and transaction-support services. Depending on the engagement, this may include investor assessment, strategic planning, property sourcing, commercial review, transaction coordination, funding-route consideration and introductions to relevant professionals or connected businesses.

The exact scope of work, responsibilities and fees is confirmed in the applicable written engagement or fee agreement.

3. SERVICES WE DO NOT PROVIDE

Finanze Strategy does not provide legal, tax, accounting, formal valuation, building-survey, planning, investment-management or regulated financial advice. References to such matters are provided only to support strategic discussion and do not replace independent professional advice.

Clients remain responsible for appointing and relying on appropriately qualified advisers where required.

4. THE PROPERTY OMBUDSMAN

Finanze Strategy Ltd is a member of The Property Ombudsman scheme. The scheme provides independent redress for eligible property-related complaints after our internal complaints process has been followed.

Our membership does not guarantee the suitability, availability, value or performance of any property, strategy or transaction.

5. NAPSA

Finanze Strategy is listed with the National Association of Property Sourcing Agents. That listing supports professional standards and transparency but does not remove the need for clients to conduct their own due diligence, obtain professional advice and consider whether a property or strategy is appropriate.

6. DATA PROTECTION

Finanze Strategy Ltd is registered with the Information Commissioner’s Office under registration number ZB532891. Our Privacy Policy explains how personal data is collected, used, shared, retained and protected.

7. ANTI-MONEY-LAUNDERING AND CLIENT DUE DILIGENCE

We may request identity, address, company, beneficial-ownership, source-of-funds, source-of-wealth, transaction and other due-diligence information where required for onboarding, risk management, legal obligations or the expectations of relevant transaction parties.

We may use public records, identity-verification providers and information supplied by professionals or connected businesses. We may decline or suspend services where satisfactory information is not provided.

8. FUNDING INTRODUCTIONS

Where funding support is required, clients may be introduced to Finanze Ltd, trading as Finanze Property, for whole-of-market brokerage or to Finanze Capital Ltd for specialist bridging where the case fits its lending appetite.

Each business acts under its own terms, underwriting criteria, fees and regulatory status. Finanze Strategy does not make lending decisions and cannot guarantee funding availability or approval.

Finanze Strategy does not charge a fee merely for referring a case to Finanze Capital. Finanze Capital’s own interest, arrangement, administration, valuation, legal and other lending charges remain separate. Where a case is referred to Finanze Property, no administration or broker fee is charged to the buyer by that brokerage, although Finanze Property may receive a lender-paid procuration commission.

9. PROFESSIONAL INTRODUCTIONS

We may introduce clients to solicitors, valuers, surveyors, accountants, architects, planning consultants, insurance providers and other specialists. Unless expressly stated otherwise, such professionals are independent and are responsible for their own advice, fees, engagement terms, professional standards and regulatory obligations.

An introduction is not an endorsement or guarantee of performance. Clients should satisfy themselves as to the suitability of any third party.

10. CONNECTED-PARTY AND CONFLICT DISCLOSURES

A conflict may arise where a connected business, financial interest, commission, referral arrangement, relationship or competing client interest is relevant to an opportunity or service.

Actual or potential conflicts are considered at the outset of a relationship, when circumstances change, when a new opportunity arises and when a referral or introduction is made. Where required, the nature and possible effect of the conflict will be disclosed in writing.

We may seek informed consent, apply controls, limit our role or decline to act. We will not proceed where a conflict cannot be managed in a way that protects the client’s interests.

11. FEES AND THIRD-PARTY COSTS

Finanze Strategy’s fees are set out in the applicable written agreement. VAT is added where applicable.

Valuation, legal, finance, lender, broker, survey, planning, tax, insurance, works, holding, disposal and other third-party costs are separate unless expressly included.

12. VALUATIONS AND PROFESSIONAL EVIDENCE

Any reference to open-market value, title-split value, lease-extension value, gross development value or another value basis is not a formal valuation unless issued by a suitably qualified valuer under the relevant professional standard.

Where our fee structure depends on value, the applicable written agreement explains the valuation basis and evidence required.

13. COMPLAINTS AND REDRESS

Complaints are handled under our Complaints Procedure. If a complaint remains unresolved, an eligible complainant may refer it to The Property Ombudsman after receiving our Final Viewpoint Letter or after eight weeks have passed, subject to the applicable time limit.

14. TRADE MARKS

The trade marks FINANZE IT’S PERSONAL®, IT’S PERSONAL.® and FINANZE® belong solely to Finanze Group Ltd. Use of those trade marks without prior written permission is prohibited.
